A distinctive profile in Miami

One connected perspective for the decision. Clear professional scopes for execution.

Before recommending a property, I connect microlocation, visible condition, total cost, negotiation and capacity to adapt. This helps us eliminate weak options earlier and focus time and capital where the decision is coherent.

Real estate services are provided through Conde Realty. When an objective requires architecture or interiors, a separate professional proposal and agreement are established with Fernandez Architecture so each service retains a clear scope and responsibility.

Rigor to protect the investment. Sensitivity to shape the place. Trust to guide the person.

The combined perspective

What changes when your Realtor is also an architect.

It is not only about finding a property. It is about interpreting its location, structure, capacity for transformation and the value it can build over time.

An uncommon level of expertise dedicated to every property.

I am an ETSAV–UPC architect, a Florida registered architect, a Miami Realtor and a former mortgage valuation professional. For nearly fifteen years, I valued homes, developments and buildings for financial institutions in Spain.

That background lets me guide the search and negotiation through a more complete reading of the asset and, when appropriate, connect a separate architecture or interiors engagement afterward.

The location matters as much as the property.

I approach every search through microlocation: intended use, lifestyle, regulations, risk, renovation potential and market behavior. The strategy for a Brickell tower is different from a Coconut Grove home or a Pinecrest lot.

01

Brickell and Downtown

Condominiums, returns, association costs, international demand and the cycle of each individual building.

02

Coral Gables and Coconut Grove

Homes, architecture, land value and opportunities where design, context and preservation shape the decision.

03

Miami Beach

Coastal assets, condominiums and homes with close attention to the building, insurance, exposure and repositioning potential.

04

South Miami and Pinecrest

Homes, lots and residential projects where regulations, intervention scale and future value must be studied together.

Frequently asked questions

Clear answers before we begin.

01What is the advantage of working with a Realtor who is also an architect?

It allows a property to be evaluated both as a real estate transaction and as a space that can be transformed. Beyond price and negotiation, I assess layout, renovation potential, preliminary constraints and whether the investment supports the way you want to live.

02Which areas of Miami do you serve?

I work throughout Miami-Dade and select the location according to each client's objective. The analysis may include Brickell, Downtown, Coral Gables, Coconut Grove, Miami Beach, South Miami, Pinecrest and other microlocations when the strategy calls for them.

03Can you evaluate a property before an offer is submitted?

Yes. I can provide a preliminary reading of the asset, its microlocation, architectural potential and principal points of attention. When a formal inspection, legal review or specialized engineering is required, we coordinate the appropriate professionals.

04Do you work with international and Spanish-speaking buyers?

Yes. I work in English and Spanish and translate the local Miami process into clear decisions for buyers living outside Florida or outside the United States.

05Can you also help with renovations, land and development?

Yes. My background combines real estate, architecture and valuation to study renovation properties, lots and development opportunities. Professional architecture services are scoped and contracted separately when a project requires them.
