Objective and strategy
Primary residence, second home, investment, renovation or development each require different criteria.
Buying in Miami
Buyer representation for clients who want to save time, reduce uncertainty and select property for both its current value and future capacity.
Discuss my objectiveBuying well in Miami requires a precise definition of use, horizon, financing, lifestyle and risk tolerance. With that framework, we stop accumulating showings and start eliminating options with purpose.
My experience as an architect, Realtor and former valuation professional connects microlocation, asset condition, valuation, negotiation and transformation potential. That preliminary reading focuses time and capital on coherent opportunities.
Miami buyer advisor
If you are looking for a personal real estate advisor in Miami, the professional service you need is buyer representation. It begins by understanding your objective and continues through search, filtering, asset analysis, showings, offer strategy, negotiation, verification and closing.
I am not here to show you more property or persuade you to renovate. I help you eliminate weak fits earlier, ask better questions and understand which asset truly deserves your time and capital. Real estate services are provided through Conde Realty; any later architectural engagement is separately scoped and contracted.
Discuss my objectiveThe ACTIVO Method
A clear framework that turns an open-ended search into a decision you can defend.
Objective, use, capital, financing, timing and non-negotiable criteria.
Properties and microlocations on a common basis instead of isolated impressions.
Market, space, visible condition and potential into understandable consequences.
Documents, building, risks and questions requiring specialized verification.
Price, intervention, carrying costs, contingencies and total cost across the horizon.
Price, terms, contingencies and timing connected to the agreed strategy.
Classify what aligns, what still requires verification and which conditions may change price, terms or the decision.

The architectural advantage
During an initial visit, I can interpret layout, light, indoor–outdoor relationships, visible condition signals, likely renovation complexity and the relationship between price, intervention and outcome. This is a first layer of professional judgment; it does not replace inspections, engineering or legal review when required.
Layout, light, proportions and daily use.
Visible condition, building, lot and attention points.
Potential, complexity and required verification.
Acquisition, intervention, carrying cost and horizon.
What we analyze together
Primary residence, second home, investment, renovation or development each require different criteria.
We compare microlocation, costs, insurance, regulations, history and market behavior.
We assess layout, light, intervention opportunities and the relationship between total cost and expected result.
We structure negotiation, contingencies and closing around a complete view of risk.
Align objective, total budget, areas, timing and acceptable intervention level.
Filter properties and explain why each opportunity does—or does not—deserve a visit.
Review comparables, context, available documents and potential before committing capital.
Prepare the offer, contingencies and closing around the agreed strategy.
One premium foundation · Two levels of depth
I do not separate architectural or market judgment from standard representation: they are central to working with me. When the objective requires rental modeling, scenario comparison or multiple acquisitions, we define a deeper investment scope.

Home or specific investment
For a primary home, second residence or individual asset that needs a complete reading before an offer.

Capital and recurring investment
For investors comparing neighborhoods, rents, transformation scenarios and the role of each acquisition within a broader strategy.

A shared database · Judgment that is not
Most professional Miami inventory is shared through the MLS. Working with several Realtors does not necessarily multiply opportunity; it can fragment information, strategy and accountability. Value emerges when one person understands your objective, filters consistently and negotiates every decision within one plan.
How we begin
After the initial consultation, Conde Realty documents the services, duration, responsibilities and compensation before property tours. Depending on the objective, the agreement may be limited to identified properties or establish exclusive representation for a complete search.
Terms and compensation are negotiable and are not set by law. Everything is explained before signing. In everyday language, both describe personalized help finding and buying property. In Florida, the professional relationship is provided and documented through a real estate brokerage and explains scope, responsibilities, brokerage relationship and compensation. My approach adds architectural judgment and valuation experience without replacing specialized verification.
A written agreement with the brokerage is required before we tour together, but it does not always have to be exclusive. It may cover identified properties or, for a complete search, establish an exclusive relationship with clearly defined and negotiable scope, duration, services and compensation.
Yes. The process can be managed in English or Spanish with remote selection, video visits and local coordination of the necessary professionals.
I can provide a preliminary reading of potential and probable scope. A definitive budget requires a defined project and input from contractors or specialists when appropriate.
No. My experience helps identify opportunities and visible signals during the initial selection, but it does not replace inspection, engineering, legal review or another specialized study. It helps us reach those verifications with better questions and fewer irrelevant properties.
Market judgment and asset analysis are part of every representation. When the objective requires rental comparisons, multiple scenarios or portfolio construction, we define an additional strategic scope appropriate to the work.
Yes. For condominiums we also study the building, association and costs; for homes and land, the lot, regulations and intervention potential carry more weight.
