The short answer: an architect can observe relationships and signals, not confirm what is hidden
On an initial tour I can observe how the space works, how it relates to the lot or building, which materials and equipment are visible and which clues justify deeper review. I can also identify when a renovation that looks simple in photographs may depend on structure, systems, permits or rules that remain unknown.
That observation cannot confirm the condition of hidden components, the source of a stain, whether prior work complies, a system's remaining life or the final cost of correction. The distinction matters: a visible signal produces a question; inspection, documents and the appropriate specialist produce evidence.
1. Before entering: arrival, context, water and outdoor relationships
The reading begins at the street and continues through access, perceptible grade, nearby vegetation, impervious surfaces, downspouts, yards and transitions between indoors and outdoors. Orientation, noise, privacy, exposure and apparent drainage can change daily experience and the questions raised about maintenance, insurance or flooding.
FEMA maps offer an initial reference for flood risk, but they do not by themselves explain a specific property's history, elevation, drainage or insurability. Those matters should be verified through the sources and professionals applicable to the home.
2. Layout, light, circulation and space that actually works
A square-foot figure does not explain how a home lives. I observe arrival, circulation, proportions, privacy, storage, natural light and the relationship among kitchen, living areas, bedrooms and outdoors. I also test that performance against the agreed objective; there is no ideal layout separate from how the buyer intends to live.
A wall that appears expendable may contain structure or systems; a desired opening may require permits; and an imagined addition may depend on regulations, site and records. The tour can frame a spatial hypothesis, never promise feasibility.
3. Envelope and moisture: recognize signals without turning them into a diagnosis
Accessible roof areas, eaves, walls, sealants, windows, doors and material transitions help prepare questions about water entry and maintenance. Indoors, discoloration, altered paint, odors, condensation or recently repaired finishes may justify investigation; they do not by themselves establish cause, extent or remedy.
The EPA places moisture control at the center of mold prevention. In a purchase, the practical response is to follow the signal toward verifiable evidence through inspection and, when appropriate, a specialist instead of minimizing it or diagnosing it during the tour.
4. Visible systems: apparent age, access and serviceability
Panels, HVAC equipment, water heaters, appliances, registers, accessible piping and service areas provide context about organization, access and possible age. Photographing labels when permitted helps frame questions, but it does not determine operation, safety, remaining life or insurability.
The professional inspection should review components within its scope and explain limitations. If an observation or record raises a structural, electrical, mechanical, plumbing, roofing or envelope issue beyond that scope, the appropriate specialist is identified before it becomes an economic conclusion.
5. Existing alterations and future potential are two different questions
First I ask what appears to have changed: added rooms, enclosures, openings, relocated kitchens, bathrooms, terraces, equipment or differences between the home and available records. Miami-Dade public records can support permit research, but their interpretation and sufficiency depend on the property and the specific issue.
Then I separate that investigation from future potential. A spatially appealing idea is not automatically structurally, legally or economically feasible. Potential belongs in the decision only when there is a reasonable path to review rules, permits, specialists, scope, timing and cost.
6. Turn the tour into a brief for the inspection
At the end I do not prepare a list of diagnoses. I create a map of uncertainty. Each item preserves four parts: what was observed, which question it creates, who should answer it and which document, test or evaluation we expect to receive. That keeps us from asking the inspector to validate an opinion already formed.

7. After the report: evidence, consequence and decision
A finding becomes useful when its consequence for this buyer is understood: safety, maintenance, insurability, financing, use, renovation, cost, timing or the ability to walk away. Some answers will be sufficient; others may require a second opinion or estimate within the applicable contractual deadlines.
